Overview

AQ~VA Hotel & Villas
The owners of AQ~VA leased 80 aria of land in the middle of Legian four years ago. Once the legals where settled they started building the front section of the hotel, that being the Suites apartments, the reception area and the restaurant. This area of the hotel is on 18 aria of land. They also commenced building the amenities, enough for the entire future hotel. Those being the water, sewerage, electric, pathways, access roads, etc. They sold the 28 apartments that combine to create the Suites section of the hotel. They started building the VIP apartments, that being another 18 apartments. They also started building 6 townhouses. They sold these. They also commenced building some villas.
At this present time AQ~VA Hotel consists of one and two-bedroom apartments, two-bedroom townhouses and three and four-bedroom villas. These properties combine to form the AQ~VA Hotel.
AQ~VA is on approx. 80 aria of land, nestled between Jalan Padma Utara and Jalan Legian, with the AQ~VA reception situated on Jalan Werkudara. AQ~VA also has a second entrance from Jalan Padma Utara.
Presently AQ~VA consists of four sections…



  • the Suites apartments, which consists of 24 studio apartments and 4 mezzanine apartments. It also incorporates the reception and the restaurant.

  • the VIP apartments, which consists of 5 two-bedroom apartment and 13 studio apartments.

  • 6 townhouses

  • 2 two-bedroom villas, 2 three-bedroom villas & 3 four-bedroom villas.  


An owner of an AQ~VA property has the ability to use their property whenever they want, for as long as they want. There are no owner usage restrictions in place for the owners of an AQ~VA property. When an owner is not using their property they have the ability to place that property into the rental pool of the AQ~VA hotel. The income derived is split 60:40 between the owner and management respectively. For their 40% management operates the hotel completely. All an owner has to do is just inform management when they wish to use their property. The rest is handled by the AQ~VA management.
Owners pay an annual maintenance fee based on $1400 per bedroom. They also pay for their amenities.
The developers have another 15 aria of land right in the middle of the property. (stage 2) They are deciding what to build of this land presently. The choice is apartments or villas. They plan to build a 70-meter swimming pool on the land also.

Come fully furnished, being situated within the VIP apartments blocks. Average size: 74 sq meters with 15 sq meter terraces.

Two-Bedroom townhouses

Consist of two levels, with the lounge, kitchen, dinning room and pool downstairs, and the two bedrooms with ensuites upstairs. Average size: 100 sq meters internally with a 30 sq meter sun deck.


Three-Bedroom Villas

Consist of two levels, with the lounge, kitchen, dinning room, pool, deck area and master bedroom downstairs, and the 2nd and 3rd bedrooms plus ensuites upstairs. Average size: 130 sq meters internally with a 60 sq meter sun deck.
